It is the first question almost every client asks, and the honest answer is that anyone who quotes you a single figure without seeing your plot is guessing. What we can do is explain the variables that actually move the number, so you can read a quote properly.
The three things that decide your budget
Covered area. Cost scales with square footage, but not evenly. Bathrooms and kitchens carry far more cost per square foot than bedrooms because of plumbing, waterproofing and fittings. Two houses of identical area can differ substantially based on how many wet areas they contain.
Specification level. This is where most of the variance lives. The structural shell of a house is relatively predictable. Finishing is not. Flooring, joinery, sanitary ware, electrical fittings and paint can double the cost of the same structure depending on what you choose.
Site conditions. Soil type dictates foundation design. A plot needing deeper foundations or significant fill costs more before anything visible is built. This is why a site visit matters before any number is given.
Read the quote, not just the total
A quote worth trusting separates grey structure from finishing, lists what is excluded, and states a programme with dates. If a quotation is a single lump sum with no breakdown, you have no way to compare it against another, and no way to check what you are being charged for later.

Where costs commonly overrun
In our experience the overruns rarely come from the structure. They come from decisions deferred to the finishing stage: tile selected after the budget was set, an extra bathroom added mid-build, or electrical points multiplied once the walls are up. Every one of those is legitimate. They just need pricing at the point they are agreed, not at the end.
What to do next
Before you approach any contractor, settle three things: your covered area, your finishing standard, and your realistic completion date. With those you can get comparable quotes instead of a set of numbers that cannot be measured against each other.
